1. Agreement to Terms

By engaging Goodfellas Enterprises LLC for construction, renovation, or contracting services, you agree to these Terms of Service. These terms constitute a legally binding agreement between you (the "Client") and Goodfellas Enterprises LLC (the "Contractor").

2. Scope of Services

Goodfellas Enterprises LLC provides general contracting, renovation, demolition, property management, and related construction services. All services will be performed in accordance with the project proposal, contract, and applicable local building codes and regulations.

The specific scope of work for each project will be detailed in a separate written proposal or contract, which becomes part of these Terms of Service when signed by both parties.

3. Estimates and Proposals

All estimates and proposals are valid for 30 days from the date of issue. Estimates are based on information provided by the Client and site conditions observed during the initial walkthrough. Final pricing may be adjusted if unforeseen conditions are discovered during construction.

Change orders requested by the Client will be provided in writing with updated pricing and timeline impacts before work proceeds.

4. Payment Terms

Payment schedules will be outlined in the project contract. Typical payment structure includes:

• Initial deposit upon contract signing
• Progress payments tied to project milestones
• Final payment upon project completion and client approval

Late payments may result in work stoppage and may incur additional fees. All payments should be made via the methods specified in the project contract.

5. Permits and Regulations

Unless otherwise specified, the Contractor will obtain all necessary permits for the work. The cost of permits is included in the project estimate unless stated otherwise. The Client is responsible for ensuring property access and compliance with any HOA or property management requirements.

6. Project Timeline

Project timelines are estimates based on normal working conditions. Delays caused by weather, unavailability of materials, change orders, or factors outside the Contractor's control may extend the timeline. The Contractor will communicate any anticipated delays promptly.

7. Client Responsibilities

The Client agrees to:

• Provide access to the work site during agreed-upon hours
• Secure pets and valuables
• Vacate work areas as needed for safety
• Make timely decisions on selections and change orders
• Maintain utilities (water, electricity) required for the work
• Clear the work area of personal belongings

8. Warranty and Quality Assurance

Goodfellas Enterprises LLC warrants that all work will be performed in a professional manner consistent with industry standards. Specific warranty terms for workmanship and materials will be detailed in the project contract.

Manufacturer warranties on materials and products are separate and will be transferred to the Client upon project completion.

9. Insurance and Liability

Goodfellas Enterprises LLC maintains general liability insurance and workers' compensation coverage. The Contractor is not liable for damage to concealed utilities, pre-existing structural defects not disclosed during the initial assessment, or conditions that could not have been discovered through reasonable inspection.

10. Dispute Resolution

Any disputes arising from these Terms or the project contract will first be addressed through good faith negotiation. If resolution cannot be reached, disputes will be settled through mediation or arbitration in accordance with Maryland law.

11. Termination

Either party may terminate the contract with written notice. The Client will be responsible for payment for all work completed and materials purchased through the termination date, plus reasonable closeout costs.
